North Port is Sarasota County's largest city by land area and one of Southwest Florida's fastest-growing communities. It's also one of the most moisture-challenged. Situated at the lowest drainage point of the Big Slough Watershed, with the Myakkahatchee Creek running through the city center and Hurricane Ian's path passing just north in 2022, North Port homes face year-round mold pressure from below, above, and on all sides. North Port occupies a unique and challenging hydrological position in Southwest Florida. The city sits at the terminal end of the Big Slough Watershed — a massive drainage system that collects runoff from Sarasota, Manatee, and DeSoto Counties and funnels it through the Myakkahatchee Creek directly through North Port's urban core. When it rains heavily anywhere in the broader watershed, North Port floods. When it doesn't rain, the city's flat, low-lying terrain retains moisture in the soil for weeks. There is no good weather outcome for moisture management in North Port.
Hurricane Ian made landfall near Fort Myers Beach on September 28, 2022, as a Category 4 hurricane with sustained winds of 150 mph. North Port, approximately 20 miles north of the landfall point, received catastrophic winds and extreme rainfall. Sarasota County sustained over $1 billion in damage, with North Port among the hardest-hit communities in the county. Thousands of homes in the city took on water — from storm surge that pushed up from Charlotte Harbor through the Myakkahatchee and from direct rainfall. Homes that weren't professionally dried within 72 hours of the storm passing are still growing hidden mold today.
The city's rapid growth has added another risk factor. North Port was originally developed by General Development Corporation in the 1950s and 1960s with basic construction standards. Many of the city's older homes — particularly in the areas between US-41 and I-75 — were built without adequate vapor barriers, have original-era HVAC systems, and sit on lots with inadequate drainage. Wellen Park, North Port's newest master-planned community, is built on better-drained land, but its adjacency to the coastal watershed system means it isn't immune.

Yes — strongly recommended. Hurricane Ian repairs in North Port were performed under extraordinary pressure, with contractors stretched thin across a catastrophic regional disaster. Many repairs involved covering damaged materials quickly rather than remediating properly. If your home's flood-damaged drywall, insulation, or subfloor was replaced without independent mold testing and clearance first, mold colonies may have been sealed inside your walls. The Myakkahatchee Creek runs directly through North Port as the primary drainage channel for the Big Slough Watershed. Properties near the creek — and there are many, since the creek winds through large residential sections of the city — experience elevated soil moisture year-round. The creek regularly exceeds its banks during heavy rain events, and North Port's position at the low end of the watershed means it receives accumulated drainage from four surrounding counties. Homes within a half-mile of the creek corridor have a demonstrably higher mold incidence than those further upland.
Wellen Park is one of North Port's newest communities, built on better-drained land in the southern section of the city and Sarasota County's coastal zone. Its newer construction uses more modern materials and moisture management. However, Wellen Park is still in Southwest Florida's hurricane corridor — it sustained Ian damage — and is built adjacent to the Greater Charlotte Harbor watershed system. New construction is not immune to mold; construction moisture, HVAC condensate issues, and any undisclosed water intrusion during the build can create mold before a homeowner takes possession. We inspect new and newer construction as well as older homes.
FEMA updated Sarasota County's flood maps in March 2024, expanding AE and VE zones in North Port to reflect storm surge risk from Gulf Coast events like Ian. Many properties that were previously in Zone X (outside the flood plain) were reclassified. If your property is in Zone AE, it is in the Special Flood Hazard Area — the base flood elevation must be met in any construction or repair, and federal flood insurance is required for mortgaged properties.
