Water that falls on limestone doesn't percolate uniformly — it follows solution channels, collects in depressions, and can emerge unpredictably upward through cracks and conduits in the limestone. Homes built on Clermont's karst terrain have crawl spaces and slab foundations that experience moisture intrusion from below in a way that standard moisture barriers don't address. Coupled with the Clermont Chain of Lakes' permanent open-water humidity, properties in Clermont's older historic downtown on Lake Minneola's western shore face both above-ground lagoonal humidity and below-ground karst moisture simultaneously.
Clermont's explosive recent growth — from approximately 28,000 residents in 2010 to over 50,000 today — has produced a large stock of 2005–2018 homes now hitting the moisture management lifecycle. The South Lake hospital corridor, the Four Corners-adjacent communities south of SR-50, and the master-planned communities north of downtown are all in this vintage range.
